The Site 

We are proposing to build 13 new excellent apartments on a site located on the north-eastern corner of the roundabout forming the junction of Pellatt Road and Chamberlayne Avenue, HA9 8NH in the London Borough of Brent, as shown edged red on the plan below.

The proposal 

The proposal is for 13 new apartments suitable for first time buyers and downsizers, with high quality landscaping around the homes. The proposal provides cycle spaces and four car parking spaces including a wheelchair accessible space. We are proposing a building that contains: 

  Six 1-bedroom homes 

  Four 2-bedroom homes 

  Three 3-bedroom homes as the images show below.

Our proposal will transform this leftover parcel of land and have a new green landscape. Mature trees will screen the development providing privacy and greening to the street.  

Ground and first floor 

The shared area on the ground floor provides four parking spaces including a wheelchair accessible space. There is cycle and refuse storage located at this level along the northern side with direct access to the street. All homes on the ground floor along Pellatt Road have raised outside space to provide increased privacy. The proposal has stepped terracing which begins at the first floor creating a south facing outside area with park views.

Parking

There are four car parking spaces including a wheelchair accessible space and all parking will fully comply with the transport policies of the London Borough of Brent.

Green infrastructure on terraces and roofs

Terraces and roofs create tiers going up the building to enhance the green infrastructure and soften views from the north, as shown on the sketch below.

Landscape Vision 

The vision for Pellatt Road is to create a building and landscape that blends with the sports ground and has a lot of green infrastructure, as shown on the sketch below.
